The digitisation of the UAE mortgage market has reached the broker channel, and the effect on cycle time has been material: the period from application to offer, which historically ran to weeks when brokers submitted paper files to banks, has collapsed to days. The change is a distribution story as much as a technology story.
The first phase of mortgage digitisation in the region was bank-led: banks built digital origination systems for direct applications, and the cycle times for direct applications fell. The broker channel — which originates a large share of regional mortgage volume — remained paper-based, because the brokers were outside the banks' systems and the banks had no incentive to digitise a channel they did not control. The result was a two-speed market: fast direct applications, slow broker applications.
