A UAE tokenised real estate pilot has reported its first transfer — a token representing a fractional interest in a property, transferred between two parties on-chain — and the transfer extends the tokenisation perimeter to the largest asset class in the region. The pilot is small; the asset class it points to is not.
Real estate is the largest store of value in the region, and it is among the least liquid. A property is a large, indivisible, slow-to-transfer asset, and the characteristics are the obstacles to its use as a financial instrument. Tokenisation addresses the obstacles: a tokenised property is fractional, transferable, and settleable on-chain, and the characteristics are what make the asset class usable in ways the traditional structure does not allow. The first transfer is the test of the tokenisation, and the test is the one the market has been waiting for.
